Question 1

How does the initial design and remodeling process begin?

Accepted Answer

The process starts with an on-site consultation to review your space, discuss functional goals, and establish project scope. Following the initial walkthrough, detailed conceptual layouts, material schedules, and architectural plans are prepared for your review and approval.

Question 2

When should we begin planning before our target construction date?

Accepted Answer

Most homeowners begin planning two to four months ahead of their desired start date. This timeframe allows ample room for design revisions, material lead times for custom items like cabinetry, and securing all necessary municipal approvals.

Question 3

What building permits are required for remodeling in Smyrna?

Accepted Answer

Permits from the City of Smyrna Community Development Department are generally required for structural alterations, additions, basement buildouts, and any work involving electrical, plumbing, or mechanical updates. Cosmetic refreshes without mechanical or structural changes typically do not require permits.

Question 4

Who handles obtaining permits and scheduling municipal inspections?

Accepted Answer

All necessary architectural documentation, permit applications, and required inspections through Smyrna and Cobb County building officials are prepared, submitted, and managed on your behalf throughout construction.

Question 5

How are HOA architectural review board (ARB) submissions handled?

Accepted Answer

For exterior modifications, additions, and outdoor living areas, complete architectural submittal packets—including dimensioned site plans, material swatches, and elevation drawings—are prepared to meet your specific neighborhood HOA guidelines.

Question 6

How long does a typical kitchen or bathroom remodel take?

Accepted Answer

A dedicated bathroom remodel typically takes between three to six weeks depending on tile complexity and plumbing reconfigurations. A comprehensive kitchen renovation usually spans six to ten weeks from demolition to final punch list.

Question 7

What is the expected timeline for a whole-home remodel or addition?

Accepted Answer

Whole-home renovations and ground-up additions generally require three to six months of active construction, depending on total square footage, structural complexity, foundation requirements, and weather conditions during framing.

Question 8

Can we continue living in our home during the remodel?

Accepted Answer

For localized projects such as a single bathroom or basement, homeowners frequently remain in the home with designated dust barriers and protective floor coverings in place. For extensive whole-home renovations or primary kitchen remodels, temporary arrangements are discussed during planning.

Question 9

How are unforeseen structural issues or change orders managed?

Accepted Answer

If hidden conditions—such as non-standard framing or dated wiring behind old drywall—are uncovered during demolition, work in that immediate area is paused while findings and itemized written change orders are presented for your sign-off before proceeding.

Question 10

How are finish selections like tile, fixtures, and cabinets finalized?

Accepted Answer

A guided selection schedule outlines deadlines for each product category. Physical samples, digital mockups, and coordinated specifications ensure all plumbing trims, lighting, tile, countertops, and hardware complement your aesthetic before orders are placed.

Question 11

What neighborhood guidelines commonly affect exterior additions in Smyrna?

Accepted Answer

Common considerations include local setback requirements, lot coverage ratios, impervious surface caps, tree preservation ordinances, and neighborhood architectural continuity such as exterior rooflines and cladding materials.

Question 12

What happens during the final walkthrough and project closeout?

Accepted Answer

Once primary construction is finished, a comprehensive room-by-room walkthrough is conducted to compile any final touch-up items. After completing the list and obtaining final municipal inspection approvals, all operation manuals and care guides are handed over.
